Hello, neighbours! The website has a new section — “Finance”. It brings together the dues to the condominium, the monthly reports, the announcements and the documents of the complex. The data comes from the “Umen vhod” platform of KOS Bulgaria and is updated automatically every morning.
Who can see it
The section is for registered residents only — owners, tenants and building managers. Log in to your profile and open it from the “Residents” menu → “Finance” or “Dues by property”. Guests only see an invitation to log in, and search engines do not index the page.
Just like in “Umen vhod”, the report shows all properties in the complex — with the property name (e.g. “Liliya, A03”) and the client number, without owners’ names.
What is in the section
- Overview — how much is overdue in the whole complex and by building, how it changes month by month, and a year-by-year comparison;
- Dues — a report by building, entrance and property: search (“Liliya A03”, “garage 16”, “PM 120” or a client number), filters and sorting, and a breakdown by month and item when you tap a property;
- Reports — the monthly reports of KOS: charged, collected, income and expenses, with the PDF from KOS;
- Announcements — the announcements of KOS for the complex;
- Documents — the documents of KOS and those of Vitosha Park, each marked with its source;
- Important — the services, contacts and ways to pay.
How to read the colours
Each property, entrance and building has a percentage — how much of everything charged since the start of the contract with KOS (July 2024) is overdue:
- green — up to 5% (one unpaid month is usually 4–5%);
- yellow — 5 to 10%;
- red — over 10%.
The current month does not count as overdue — everyone can pay it until the end of the month. To include it in the amounts, turn on “Include this month” at the top of the page.
Handy every day
- mark your properties with a star ★ — then find them with the “My properties” button; your choice is saved in your profile;
- a “Simple” report for a quick look or a “Detailed” one — a table with the amounts by fund;
- the “Years” filter — amounts and percentages for the selected years only, to compare year with year;
- all amounts are in euro; the reports until the end of 2025 are converted at the fixed rate of 1.95583 BGN per euro.
Paying stays the same as before — by bank transfer, through ePay and EasyPay or on site. The details are in “Important”.
