Vitosha Park Complex - an oasis of tranquility at the foot of Vitosha Mountain.

Layout

The complex extends over 26 acres of land with a relatively low density of development, consisting of 9 blocks named after the color with a total of 23 entrances, separated into separate condominiums. Decisions for the common and adjacent areas are made by the Joint General Assembly, and within each condominium by the General Assembly.

Amenities

The complex has a small grocery store, a fitness center, an insurance company, an internet provider and a luxury restaurant "Leyzi" for lovers of Italian cuisine.

Green areas

Extensive green areas, a playground and pedestrian alleys create a pleasant atmosphere for recreation and entertainment.

The complex is located in Simeonovo district, at the foot of Vitosha Mountain, not far from the Ring Road and Bistrishko Shose. It borders the Simeonovo lift, which provides quick and convenient access to both the mountain and the center of Sofia. Ring Mall and IKEA are within walking distance, and in the immediate vicinity is a stop of the E123 electric bus line. The area is quiet and peaceful, especially at night.

Climate

With its location at the foot of Vitosha Mountain, the complex offers significantly cleaner air and a more peaceful atmosphere compared to the more central parts of Sofia. Winter is colder than in the central part of the city, with snow lasting longer here and temperatures up to 5°C lower. Summer is warm, but relatively fresher and cooler than in the central part of Sofia, thanks to the proximity to Vitosha Mountain, the higher altitude and the low density of buildings, which also favors air movement. Temperatures can reach around 30°C, but cool winds and mountain air relieve the heat.

Parking

There are no free parking spaces in the complex, as all parking spaces are for private use and there is practically no option for free parking, even for guests of the complex. A big advantage, however, is the presence of a large, 24-hour and well-lit paid parking lot for hundreds of cars, right next to its entrance.

The residents of the complex have a well-expressed sense of belonging to the place, and despite differences in opinions and approaches, the vast majority act towards improving the living environment in the complex.

The complex has controlled access through entrance barriers. It is accessed via a street passing through the private properties of "Vitosha Ski" AD and "Venid Geo" EOOD. Any owner, tenant or supplier registered on the site has the ability to open the entrance barrier remotely if necessary.

Security

The complex is surrounded on all sides by a high openwork fence, well lit and maintained, which creates a good level of security. There is also video surveillance in key locations. The entrances and garages have controlled access via a chip system.
