It brings together the dues to the condominium, the monthly reports, the announcements and the documents of the complex. The data comes from the \u201cUmen vhod\u201d platform of KOS Bulgaria and is updated automatically every morning.<\/p>\n<h2>Who can see it<\/h2>\n<p>The section is <strong>for registered residents only<\/strong> \u2014 owners, tenants and building managers. Log in to your profile and open it from the \u201cResidents\u201d menu \u2192 \u201cFinance\u201d or \u201cDues by property\u201d. Guests only see an invitation to log in, and search engines do not index the page.<\/p>\n<p>Just like in \u201cUmen vhod\u201d, the report shows all properties in the complex \u2014 with the property name (e.g. \u201cLiliya, A03\u201d) and the client number, <strong>without owners&#8217; names<\/strong>.<\/p>\n<h2>What is in the section<\/h2>\n<ul>\n<li><strong>Overview<\/strong> \u2014 how much is overdue in the whole complex and by building, how it changes month by month, and a year-by-year comparison;<\/li>\n<li><strong>Dues<\/strong> \u2014 a report by building, entrance and property: search (\u201cLiliya A03\u201d, \u201cgarage 16\u201d, \u201cPM 120\u201d or a client number), filters and sorting, and a breakdown by month and item when you tap a property;<\/li>\n<li><strong>Reports<\/strong> \u2014 the monthly reports of KOS: charged, collected, income and expenses, with the PDF from KOS;<\/li>\n<li><strong>Announcements<\/strong> \u2014 the announcements of KOS for the complex;<\/li>\n<li><strong>Documents<\/strong> \u2014 the documents of KOS and those of Vitosha Park, each marked with its source;<\/li>\n<li><strong>Important<\/strong> \u2014 the services, contacts and ways to pay.<\/li>\n<\/ul>\n<h2>How to read the colours<\/h2>\n<p>Each property, entrance and building has a percentage \u2014 how much of everything charged since the start of the contract with KOS (July 2024) is overdue:<\/p>\n<ul>\n<li><strong>green<\/strong> \u2014 up to 5% (one unpaid month is usually 4\u20135%);<\/li>\n<li><strong>yellow<\/strong> \u2014 5 to 10%;<\/li>\n<li><strong>red<\/strong> \u2014 over 10%.<\/li>\n<\/ul>\n<p>The current month does not count as overdue \u2014 everyone can pay it until the end of the month. To include it in the amounts, turn on \u201cInclude this month\u201d at the top of the page.<\/p>\n<h2>Handy every day<\/h2>\n<ul>\n<li>mark your properties with a star \u2605 \u2014 then find them with the \u201cMy properties\u201d button; your choice is saved in your profile;<\/li>\n<li>a <strong>\u201cSimple\u201d<\/strong> report for a quick look or a <strong>\u201cDetailed\u201d<\/strong> one \u2014 a table with the amounts by fund;<\/li>\n<li>the <strong>\u201cYears\u201d<\/strong> filter \u2014 amounts and percentages for the selected years only, to compare year with year;<\/li>\n<li>all amounts are <strong>in euro<\/strong>; the reports until the end of 2025 are converted at the fixed rate of 1.95583 BGN per euro.<\/li>\n<\/ul>\n<p>Paying stays the same as before \u2014 by bank transfer, through ePay and EasyPay or on site.
